Lamar Yandle

Owner and route technician

Lamar came up through commercial service work after starting in general maintenance for a hospitality group, which is where he learned that most door complaints are really complaints about something adjacent to the door. He runs the majority of the recurring rounds himself, handles first walk-throughs, and takes the awkward diagnostic jobs where nothing anyone has tried has held. His standing rule is that nobody adjusts a hinge until somebody has levelled the jamb and written the number down. He is a poor golfer and an enthusiastic one.

Service desk and scheduling

Nadia spent five years coordinating maintenance for a property group holding small commercial buildings across the southeast, which means these calls are ones she used to be making rather than taking. She books the rounds, keeps the per-opening records straight, chases the detail technicians actually need before a visit, handles vendor onboarding portals and purchase order requirements, and will warn you that a window is slipping instead of letting you discover it. Landlord approval processes hold no mystery for her; she has usually read yours before anybody attends.

Service technician — closers and hardware

Emmett handles the hardware side: closers, exit devices, locksets, coordinators and anything electrified that needs to be verified as built rather than as specified. He came from a locksmithing background and moved across into door hardware, which means he reads a lock schedule quickly and is unusually patient with buildings where the hardware has been swapped piecemeal by six different people over twenty years. He restores a motorcycle in perpetuity and has never once ridden it.

Ingrid Salcedo

Service technician — seals, thresholds and frames

Ingrid works the perimeter and the structure: weatherstripping, thresholds, door bottoms, hinge jambs, and frames that have moved. She trained in glazing and storefront work before coming across, which shows in how quickly she identifies whether a leaf problem is actually a frame problem. She is the person who ends up under a lifted threshold finding out what the water has been doing, and she is unbothered by this.

Who picks up what

The work decides, not the calendar. Recurring rounds and first walk-throughs go to Lamar, because continuity on a round is the point of it and handing that around defeats the exercise.

Hardware work — closers, exit devices, locksets, coordinators and anything electrified — goes to Emmett. Perimeter work, thresholds, hinge jambs and anything where the frame is suspected goes to Ingrid. A job needing both gets both, on the same visit rather than two.

Nadia holds the schedule and the per-opening records, which in practice means she is the person who knows what your building looked like last time. If you have ever called a contractor and had to re-explain your own building from scratch, that is the specific problem she exists to remove.
