Disclaimer

Call the crew (984) 398-5248Code and standards references
This site refers to published standards including NFPA 80, the ADA 2010 Standards for Accessible Design, and various ANSI/BHMA A156 series documents. Those references are made in good faith and are checked, and they are summaries rather than reproductions.
We are a service contractor. We are not a code official, a fire marshal, an inspector or a design professional, and nothing here constitutes a code determination for your building. Your authority having jurisdiction has the final say and their view governs.
Diagnosis at a distance
The descriptions of failure modes on this site exist to help you describe a problem accurately, not to let you or us diagnose one without looking. Several of the causes described — frame movement, slab settlement, building pressurisation — present almost identically and are separated by measurement.
No guaranteed outcome
Maintenance reduces failures. It does not eliminate them, and no page here should be read as promising that a building on a schedule will not have a door fail.
Safety
Some of the work described involves doors carrying substantial weight, components under spring tension, and openings in required egress paths. This site is not instructional and is not written to enable anyone to carry out that work themselves.
