A dragging door is usually a frame problem wearing a hinge problem's clothes

The instinct with a leaf that catches is to work on the leaf — shim the hinges, plane the edge, move the strike. Sometimes that is right. More often the leaf is exactly where it was the day it was hung, and what has changed is the frame around it, the wall behind that, or the floor underneath. Correcting the door in that situation buys a few months and makes the underlying movement harder to read next time.

What causes a leaf to bind, and how each one is told apart

The diagnosis matters more than the correction, because these causes need opposite responses and several of them are not door work at all.

Hinge screw pull-out

The most common genuine door fault. Screws elongate their holes in the frame or stile, usually from a closer set too aggressively, and the leaf sags at the latch corner. Recognisable because the gap closes at the top of the lock stile and opens at the bottom of the hinge stile.

Frame out of square

Hollow metal frames in masonry move when the wall does. SDI and HMMA publish squareness and twist tolerances for a reason, and a frame outside them will not accept a leaf that is still perfectly flat. Checked with a level on both jambs and a diagonal measurement, not by eye.

Floor movement and slab settlement

Common in older Charlotte retail and in additions built onto an original slab. The leaf catches the floor at one point in the swing and nowhere else. No amount of hinge work corrects this, and undercutting the leaf is a decision with consequences on rated and smoke-rated assemblies.

Leaf warp and twist

Mostly on wood leaves in openings with a large temperature or humidity difference across them, and on tall openings. The leaf contacts the stop at the top on one side and at the bottom on the other. Measured with a straightedge across both diagonals.

Closer over-adjustment and arm geometry

A closer with too much spring power, or an arm set at the wrong preload, will drag a leaf into the frame and hold it there. This one masquerades convincingly as an alignment fault and is corrected with a valve and an arm, not a shim.

Strike misalignment

Where the leaf swings freely but will not latch without pressure. The latch is arriving somewhere the strike is not. Distinct from binding, and frequently misreported as a lock failure.

Weatherseal and gasket interference

Perimeter gasketing that has been replaced with the wrong profile, or compressed seal that has hardened, adds resistance around the whole perimeter. Feels like binding, measures as opening force, and is corrected by getting the right profile back on the stop.

Air pressure across the opening

Vestibules, stairwells and pressurised corridors can hold a leaf against its stop or drag it out of the strike. If the door behaves differently when the building's air handling is off, the door is not the fault — and this gets handed back rather than adjusted around.

The survey is what settles this. Anyone quoting a dragging door over the phone is guessing at which of eight causes it is.

The sequence

  1. Survey the opening cold

    Gaps measured at all four edges, jambs levelled, frame diagonals compared, leaf checked for twist, closer disconnected where the swing needs reading without it.

  2. Separate cause from symptom

    Written up before any correction. If the cause is outside the opening it stops here and goes back to you with what we found.

  3. Correct at the source, then re-measure

    Hinges, strike, closer, seal or frame as the survey dictates. Re-measured afterwards, because a correction that has not been verified is an opinion.

Standing rule. Correcting a leaf against a frame that has moved is how a door ends up needing the same visit three times a year forever.

Some of these get handed back

Slab movement, structural settlement and building pressurisation are not door faults. Saying so costs us the job and saves you paying for a correction that will not hold.

Rated assemblies get treated as assemblies

A labelled opening was tested as a complete unit. Trimming a leaf, packing a hinge or moving a strike on one is not a workmanship decision, it is a compliance one.

The finding gets written down either way

Including when the answer is that the frame has three years left in it. That is more useful to plan against than a door that mysteriously keeps sticking.
